From our very first contact, we felt confident that we had made the right choice.  Gary visited our property and guided us through the steps he felt had been neglected but were important to get our unit in tip-top shape and ready for prospective buyers. 

After our property was ready,
Gary prepared the advertising and listings.  They were very professionally and beautifully done.  Any prospective buyer or agent that visited our property had all of the information that was needed readily available. 

Because we live in another state, all of our contacts were by telephone and e-mail.  Gary regularly informed us of showings and prospect and agent comments, and immediately returned all phone calls and responded to e-mail messages.  From time to time we discussed the listing price and other conditions.  Each time, his suggestions were well founded, and proved to be worthwhile.  He guided us through our responses to offers, and helped us with the details of a successful closing.

After all, Sarasota is a small city and, assuming you are clear about what you want, any experienced broker with two ears and a three digit IQ has over a 60% chance of showing you the home currently on the market that might best appeal to you.


Even if you know what you want, all things are seldom equal. In our case "we" were looking for a (water/view/yard/value/ school/ neighborhood/ 5000+/quality) home based upon "my" time necessity and my wife's esthetic tastes.  I trade stocks and funds for a living and am excessively a dollars/value/logistics person.  My wife, in this case, had a long-time friend-broker in Sarasota, who was instead a more general/feeling person.

I could tell you why the other broker's non-disclosure of details lost a cash offer sale on a $6 million dollar home.  I could also describe a turn of events where my wife decided that prior relationships did not buy a home, and in fact cost her the home she wanted.  I will tell you that in Sarasota a majority of high-end homes are "for sale" and that the seller is "in the business" rather than "owner occupied for the past 12 years."


Bottom line: I bought a home through Gary. Any mistakes were my own, and after nearly a year I feel we could not have done better.  I would highly recommend Gary as a broker who listens, works all hours, communicates clearly both on the lines and between the lines, and is prompt, insightful, genuinely caring, able, and helpful.  He is truly happy only if he feels his client will happy in the long run. You promptly listed our property and we had showings within 2 days of listing.  All of the showings were with qualified buyers.  We had numerous second showings before we were presented with a sincere offer.
