Lighting, Odors, Pets
Let it be light!
A well lit home is an inviting home and gives the perception of cleanliness and you know what is said about cleanliness that is next to; Yes! Easy, lighting up the house so there are no dark areas will make it more attractive and friendly.
From the moment the front door is open, and even before our eyes see, our sense of smell tells our brain a story. A sweet smell, almost undetectable, is considered one of the most alluring effects one can achieve. Overwhelming odors, particularly of chemical nature will show intent to conceal. A subtle smell of unidentifiable nature, perhaps of fresh flowers, baking cookies or vanilla candles are known to work. So right after the Realtor calls you, throw in the oven some chocolate cookies and leave as soon as you can. When you leave, take your pets, their toys and the cat litter with you.
The home owner and their pets are all supposed to be away from the house for the duration of the showing. Pets smell; many people are allergic to them and you want the potential buyer to feel comfortable in your house while they take a tour, so it is best to keep your pets away;with you; out of the house.
Sarasota homes tend to have overgrown plants obscuring the house. You should cut anything that takes the sunlight away and obstruct the views from your windows. Particularly the entrance should be well lit and inviting with a shiny doorknob and a floor mat. Your back yard and pool should not have any dark scary areas either. Remember, openness and brightness makes the rooms look bigger and even make the air feel clearer. If possible remove the swing set to make your backyard look bigger. Trim the trees, after they purchase the house then they can think about the shade.
Easy tasks like cleaning smudges around doorknobs and light switches or re-caulk showers, bath tubs and sinks will always give the appearance of new and clean. These little tasks come with almost no budget and do wonders.
Take the trash out! Keep the house tidy, beds made, put WD40 in windows and doors so nothing squeaks and head out with your pets, even if you have to circle around the neighborhood for a while. |
