Most home owners have in the back of their minds a list of improvements for their homes; some of them are a combination of improvements and repairs.  Blow the dust from your list and use it, and determine which ones are priorities.

Repairs are a priority! A very important item in Sarasota homes is the air conditioning unit. Check your a/c unit for possible leaks and replace the filter.  A faulty air condition unit will definitely demand a discount from the selling price at a much higher rate.  If you feel your air condition unit needs to be replaced or repaired take care of it before beginning to show the house. 

The carpet should be well clean and spot free.  If your carpet is in bad condition you should consider replacing it by tile or stone or better yet laminate floors.  This will turn out to be a great improvement adding value to your property.  The trend in Sarasota, as well as in all Florida, is leaving carpet only in the in bedrooms. 

A very important part of the house is the kitchen, if you can update the cabinets.  If this is out of your budget make sure the doors are aligned and in good working conditions.  Repair or replace any malfunctioning appliance. 

A fresh coat of paint will do wonders!  As it is decorating fashion now days, if you have a colored wall you should consider changing it to a more impersonal light color. A light color will add brightness to the room making it look larger.

Closets and storage areas should be organized and well lit but uncluttered.  If you show empty areas will give the perception of spaciousness.  Showing plenty of shelving will contribute to this perception.

And last but not least, vent well the house to avoid any offensive odors.  Strategically placed deodorizers, fresh flowers and the smell of baking cookies will contribute immensely to the attractiveness of the house.  By all means eliminate the cat litter!
