Sarasota real estate seller tips

Cut-Rate and Discounted Commissions

One faces, when selling a home in Sarasota, the conundrum of lowering your real estate agent´s commission. Should you haggle or not?

Let´s take a closer look on what you should expect from your cut rate commission agent in Sarasota. In a few words you will get less, less exposure and less dedication. Can you afford it? That depends of several factors, like the market conditions and whether Sarasota market is in a seller or buyer market, location of the property and price.  If your property is in an excellent location, you have priced your property at a fair market value and it is a seller´s market then you probably can afford to have a less committed agent and just need to list the property in one Multiple Listing Service or MLS for qualified buyers to easily show and make acceptable offers.

On the other hand, if you are not sure about the market conditions, the location or are looking to make a hefty profit then you probably need the best agent you can afford. You will need several agents and their connections to find the right buyer or your property may remain unsold for a while. Unless you are a seasoned seller and are in no hurry go with the cut rate agent.  But if you are not, getting the most reputable and experienced Sarasota agent will give your property a fair chance to be purchased in a short amount of time.

In every case you should expect a "For Sale" sign and a listing with the Multiple Listing Service or MLS, other marketing efforts will not be offered in a cut rate situation.  Some agents offering cut rate commission may request that you sign an agreement promising to purchase your next home with them. In which case you should be informed and carefully make an analysis of the types of property they usually sell to avoid committing to purchase something at higher rates.  In other words if they don´t get you as a seller they may get you as a buyer, this could be truth, but there is a fiduciary obligation to the client that agents must follow.

If you are not a seasoned seller and don´t know much about real estate you will be doing yourself a favor by becoming involved and learning more about market conditions and such, there is plenty of advise and information in the internet and you rather spend the time learning before than learning from your mistakes, especially when selling one of your life´s largest investments. GBrey
